  2. We send you all the options available based on your personal requirements;
  3. Choose your unique place and we’ll help you with all booking paperwork;
  4. Pay your holding deposit;
  5. Receive a property contact and sign it with a Landlord directly. Ready!

Do I need to pay when I send my Property Request?

No payment is required at this stage and there is no commitment to take a room or you can contact us directly for free no-strings advice.

How do I know the Property Provider minimum stay?

Most of Property Providers have fixed move-in and move-out dates that correspond with academic calendar. We’ll advise you for each property you’d be interested at when you’d sent us your Booking Request. Or please speak with one of our property experts for more detail.

When the latest I can book?

As long as there’s a room available we will try to find a room throughout the year  for you.

Summer Booking

If you have an interest for a summer book, please register your interest as soon as you decide to stay on as places are usually limited over the summer.


The service fee is the Acomodile fee charged when you submit a Booking.

This fee covers for the administrative costs behind handling your booking.

This amount isn’t a fixed value and is calculated based on your Length of Contract.

Do I need to pay when I send my Property Request?

No payment is required at this stage and there is no commitment to take a room or you can contact us directly for free no-strings advice.


We have an immense variety of apartments, studios and rooms available so you can pick one up that best suits your needs and your budget.

In general, we divide Student Properties by 5 types:

  • Apartments/Flats;
  • Studios;
  • En-suite Room;
  • Single Room;
  • Twin rooms.

In order to make your payment safe and easy you can choose any of these  3 options:

  • - paypal PayPal;
  • send bank transfer;
  • - world or through your student education agency.

Please be aware that we don’t have an online portal payment through our website.

Why do I need to pay first to Acomodile?

Once you’ve chosen your Student Property, the Property Provider will ask us to pay a holding deposit in order to secure your place.

Together with our service fee, your deposit is the reservation payment you need to make so you secure your Accommodation.

This payment is safely done with us, and it is transferred to the Property Provider to secure your place.

How much will be your holding deposit depends on your tenancy agreement with a Property Provider (please, check our section: WHAT IS A DEPOSIT?)


What is the tenancy agreement?

The tenancy agreement is a legally binding document between the landlord (Property Provider) and the tenant (You).

It sets out defined rules of the building and the obligations of a landlord and a tenant.

This is very useful because if there are any disputes, both the landlord and tenant will refer to the Tenancy Agreement.

Once signed correctly by You and a Landlord, your tenancy becomes a legal and binding agreement.

Notice the tenancy agreement is not a booking reservation – your reservation will be effective when the staff at Acomodile confirm it by email.

How long is the tenancy agreement?

Tenancy agreements vary from one Property Provider to another.

Property Providers usually offer two types of Tenancy Agreement/Length of Contract.


– from 2 weeks to 38 weeks;

– summer short stay terms.


– from 40 weeks to 53 weeks.

Students wishing to stay longer can re-book their place for the following year.


Cancellation Policy (or cooling off period) varies from one Student Property Provider to another.

Property Providers can allow between 1 week to 1 month cooling off period after paying your deposit.

If you cancel within these days you will be given a full refund.

A very few Property Providers will not refund your deposit in the event of a cancellation.

Important, before confirming your official booking ask us about a Cancelation Policy from each Property Provider you are interested at.

Notice to cancel your accommodation booking must be given in writing only by e-mail:

If in any doubt, please make your amendment as early as possible to avoid the risk of having passed the cut-off time.

Can I live with my friend together?

Yes, but all depends on Property Provider you stay at, some of them would be more than happy you to share with a friend or couple, but others would allow a single occupancy only.

Can I have guests to stay?

In most of the cases you would be allowed to have guests stay overnight as long as it is cleared with property staff in advance and your guests are registered with reception upon arrival.


Some of residences check-in is not 24-hours and you should always check with your Hospitality Team prior to your arrival to ensure that you can gain access to your accommodation.

How safe is my room?

Your room in student residence is very safe – all door entry is key fobbed, all communal space has CCTV and on-site staff are available at reception or patrolling the building 24 hours a day.


If for any reason you have any problems and need to report an issue (something’s not working, broken light bulb or you’ve locked yourself out) then just call  your property maintenance team and they would get it fixed as soon as they can.


All student property providers buildings have post blocks. Please make sure that you give your friends and family back home the correct postal address.

Airport Arrivals

Once you’ve signed all the paperwork and paid all the fees applicable and your flight is confirmed you need to make sure you have arranged your transfer from the airport to your place.

We need some of your details to

– make a reservation for your Booking Request;

– issue an invoice in case of Booking Request acceptance; and

–  transfer your Holding Deposit to a Student Property Provider.

The only people who can access your personal details are Acomodile staff members responsible for managing your account.


What happens after I book a room?

Once you’ve chosen your accommodation and fill in the accommodation form, we confirm it with a Property Provider.

Then we’ll invoice you for the deposit and our service fee.

Once your Booking is accepted we process your payment with a Property Provider. You won’t be charged until a Property Provider accepts your booking.

Within that period you will receive an email confirming the booking and finally we put you directly in touch with your Property Provider for any final arrangements.

Do I have to pay my monthly rental through Acomodile?

No. The tenancy agreement is signed by You and Property Provider only, so your monthly rent payments are to be settled with the Property Provider directly.

Pay your Rent

Your rent fee is payable in accordance with your Payment Schedule, as outlined in your Property Agreement. Usually there are 2 payment options which use Property Providers so you can choose the one that suits you best:

  1. Paying the full tenancy up front in one payment;
  2. Instalments spread over the term of your tenancy agreement.

Only for the UK Properties. If you are looking for a property to rent in the UK you will be asked to provide a Rental UK-Based Guarantor.

What does your rent include?

It may vary by each Property Provider, in general includes:

–  your use of the studio/room;

–  all utility bills (including electricity, water and heating);

–  the broadband connection;

–  using study space and relaxation areas;

–  24/7 on-site security with key fob access;

–  onsite laundry;

–  free parcel collection;

–  regular socials.

In some Property also include:

–  free use of the gym;

–  contents insurance;

–  regular cleaning service for your studio;

–  free kitchen pack including all the pans, utensils, cutlery, glasses and crockery;

–  TV with TV license;

–  Onsite cycle storage.

It will be written in your tenancy agreement what you pay for.

Social  Events and Activities

Worried you won’t know anyone and never lived abroad before?

In student properties usually there is an Events Team will be arranging a number of events throughout the year and would help make you settle in and get to know some friends so you will not feel alone.


All of our bookings are coming from international students before moving abroad so you can schedule a Skype Tour of a property you’d like to see before you book.


The deposit acts as a booking confirmation fee until the day you move in when it turns into your refundable security deposit.

Deposit amounts may vary by each Property Provider and it usually starts from £200 in the UK and 1 month of your rent in EU Countries.

You will be asked to pay your deposit when you book, to ensure the room you request is reserved for you.

Your deposit will be returned by your Property Provider after you vacate the room minus any damages and normally takes from 1 week to 30 days.

If you are an International Student looking  for a property to rent in the UK you will be asked to provide a Rental UK-Based Guarantor.

International tenants who are unable to provide a UK Guarantor are required by a Property Provider to pay 6 to 12 months of the rent up front, in order to secure the property.

A rental UK-Based Guarantor is required by your Property Provider to sign any paperwork agreeing to pay rent arrears if you default on any of your payments.

Why do I need UK-Based Guarantor service if I have to provide a Co-signer?

A Co-Signer is NOT your Rent Guarantor, a co-signer is usually a member of your family, a guardian, or someone who knows you and trusts you to pay your rent. If you are an overseas student your application may get rejected if your guarantor does not have a UK address.

How much it will cost?

Acomodile will help you to contact with the UK-Based Guarantor for NO Cost.

The UK Guarantor charges is one month of your rent. At the end of your tenancy, you will receive a rebate of up to 50 % of your last fee, depending on the length of your rental period and complying with our terms and conditions.
